職務内容
This role provides critical support in ensuring a strong and transparent impairment process supported by accurate and auditable data in the valuations models across Asia Pacific. Key responsibilities include;
* Design and create a impairment test template that fulfills GERE standard operation policy and guideline
* Assist in developing the quarterly plan on valuation data accuracy and assumption control process
* Execute on validating valuation data and assumption
* Ensure that the tenant level information recorded on Asset Management system is accurate through the reconciliation of system v.s. external data source such as PMC report or lease contract
* Understand GAM valuation guideline and test to see if the valuation assumption used in the quarterly impairment test is in line with the guideline (e.g. rent growth, Cap %, downtime)
* Support preparing the package for the quarterly impairment review with US HQ
* Ensure that impaired equity and debt is booked on Oracle GL appropriately during the closing
* Assist in other ad hoc tasks such as quarterly reporting and projects
応募条件
* 4 years+ of Finance experience
* Knowledge of US GAAP
* Fluency in English, Native Level Japanese
* High communication skill
